Cancellation Policy

Home inspections can be canceled or rescheduled without penalty if the inspector or our office is notified within 48 hours of the scheduled inspection time.  Home inspections cancelled or rescheduled with less than 48 hours notice are subject to a $200 cancellation fee.  To cancel or reschedule your appointment, please email, call or text your inspector or our office.

Pest and Dry Rot Reports

Our home inspectors are licensed Structural Pest Inspectors and all our inspections include a general Pest and Dry Rot inspection.  If your lender request a certified pest and dry rot report, please let us know.  We can generate and sign off on the necessary NMPA-33 form for you upon request.

Fee for Homes Built Before 1978

Our pricing is based on the estimated time an inspection will take to complete.  We use the square footage and age of construction to determine our fees.  Homes built before 1978 typically take longer to inspect and often require our inspectors to use additional protective equipment.  This fee help cover the additional costs associated with inspecting older homes. 

Condo Inspections

Condo inspections are performed at reduced pricing and do not include areas typically covered by the homeowner’s association including roof, siding, attic, crawlspace and sometimes heating/cooling systems and water heaters. We will inspect these areas, upon request, and for an additional fee. 

Re-Inspections

A re-inspection, sometimes required by lenders, is used to verify that defects uncovered during our original inspection have been properly repaired prior to closing.  We are available to perform them upon request.  Fees start at $150 and includes up to 1 hour.  Additional time beyond the first hour is billed at a rate of $30 per 15 minutes.  Please email  a copy of the agreed upon Repair Addendum and receipts from licensed contractors at least 24 hours before the re-inspection.  Our inspectors are more prepared for the re-inspection if allowed to review the list of repairs prior to the start. 

Long Distance Inspections/ Trip Fee

Please note, a trip fee is added for inspections that are more than 20 miles from our office, located in N Portland.  The trip fee is based on the total mileage and travel time. Typically the trip fee ranges from $25-$75.
