What Really Matters in a Home Inspection:

  1.  Major Defects (i.e. structural failure)

  2.  Things that lead to Major Defects (i.e. roof flashing leaks)

  3.  Things that hinder your ability to finance, legally occupy or insure the house (i.e. missing CO alarms)

  4.  Safety Hazards (i.e. live bare electric wires)

What Else is Included in the Home Inspection:

  • Maintenance Recommendations

  • Minor Damage and Imperfections

Frequently Asked Questions:

  • How long will the home inspection take?

A typical home inspection takes between 3-4 hours, which includes a verbal review our findings and a photos review with you.  We also guaranteed same day home inspection reports sent via email.

  • When will I get my inspection report?

Inspection reports are send via email the same day as the inspection.  Typically they are completed and emailed by 8pm.

  • What parts of the home do you inspect?

Our comprehensive home inspections meets and exceeds the Oregon’s Standards of Practice for Certified Home Inspectors. We will inspect all accessible areas of the home, including the roof, attic, crawlspace and basement.  A partial list of the areas inspected is listed at the top of this page.

  • Where do you perform inspections in Oregon?

We are licensed, bonded and insured to perform inspections anywhere in the State of Oregon.  Our standard inspection fees apply to homes within a 25 mile radius of the Portland city center.  An additional fee is added for homes outside this radius.  Please call for pricing, if outside our 25 mile radius.

  • Can I hire you to perform repairs on the house after the inspection?

While Blue Roof Home Inspectors are licensed contractors, and capable of performing most repairs, we do not think it is ethical to perform repairs on the homes we inspect.  By limiting ourselves to only inspecting your property, we can ensure a strict independence and objectiveness, keeping your best interests in mind. Similarly, we do not pay real estate agents or lenders for referrals, nor do anything that would jeopardize your well being.
